Builder of the Week: Custom builder specializes in giving homeowners what they want
To be a successful custom homebuilder in this area these days, you need two things - an impeccable reputation as a quality builder and a steady supply of customers.
Specializing in building custom homes successfully in the Memphis area for almost 20 years, Ken Garland Jr. of Ken Garland Custom Homes seems to have both of these essential items.
"I'm a second generation custom home builder. My dad was in the home-building business for 50 years, and I started working with him when I graduated college in 1992," Garland says. "I do renovations and remodeling as well, and I do all of the daily supervision myself.
"I have sub-contractors and suppliers that I have had relationships with for 15 to 20-plus years. I have a track record with them and they know the kind of work I expect and the kind of work I want my name on, and that's the same way I operate my business."
At present, Ken Garland has a number of projects under construction ranging from a large custom renovation in Chickasaw Gardens to a penthouse home on top of the Goodwyn Building in Downtown Memphis. He can build these diversified projects because he holds not only an unlimited residential contractor license to handle jobs valued at more than $1 million, but he also holds a license from the state to build commercial properties.
Other projects that Garland has under way are two homes going up in the Enclave in Germantown plus a spacious 9,000 square foot custom home in Eads.
The custom home is for a client he first built for in 2003 and includes Garland's energy-efficient approach to home building. The home has a radiant barrier decking that helps keep the home cooler by up to 30 degrees in the summer (something he started using more than a decade ago) and the installation of a state-of-the-art geo-thermal heating and air conditioning system.
"The highest compliment a builder can receive is for a previous client to hire them again to build their next home," Garland said. "I approach every project with an open mind, and I give the home owner what they want."
Garland also believes in giving back to the industry and the community -- he served as president of the Memphis Area Home Builders Association in 2000 - and he believes in following up on all of his projects with an independent third party who interviews the new homeowner about their experience in using Ken Garland as their contractor.
"I average building four or five custom homes a year, and I've built 50-plus large custom homes over the years," Garland said. "Guild Quality surveys each of my homeowners after the project is complete. The one survey question I am most proud of is that 100 percent of my clients would recommend me to their friends and family.
